7th EXTENSION APPLICATION NO. EXT17-001, TO MAJOR SUBDIVISION APPLICATION NO. MAS05-012

Parkway South, Inc. - A request to extend the expiration date of the approved tentative map for Major Subdivision No. MAS05-012 by 1 year From: Nov. 16, 2017 To: Nov. 16, 2018. The project site is located on the east side of South Highway 33, north of the Delta Mendota Canal in the Santa Nella area, identified as Assessor's Parcel Number (APN) 078-130-021. The property is designated Santa Nella Urban Community - Low Density Residential land use in the General Plan and zoned R-1-5000 (Single-Family Residential-5000). CEQA: Project can be found exempt from further environmental review under CEQA by Section 15182 – “Residential Projects Pursuant to a Specific Plan”. TH

RECOMMENDATION(S):

1) Open/close public hearing;
2) Determine the application can be found exempt from further environmental review under CEQA by Section 15182 – “Residential Projects Pursuant to a Specific Plan” of the CEQA Guidelines; and,
3) Approve Extension Application No. EXT17-001 based on the findings included in the staff report and subject to the proposed conditions of approval.

MINOR SUBDIVISION APPLICATION No. MS17-016

Barroso Family Farms – A request to divide a 572 acre parcel into two parcels resulting in parcel sizes of: Parcel 1 = 212.15 acres and a remainder parcel of 359.85 acres. The project site is located at the southwest corner of East Le Grand Road and South Athlone Road (west of the Le Grand area) and is identified by Assessor Parcel Number (APN) 067-110-018 and a portion of (APN) 067-110-013. The property is designated Agricultural in the General Plan and zoned A-1 General Agricultural. CEQA: No further environmental review is required pursuant to CEQA Section 15183 – “Projects Consistent with a Community Plan Zoning.” DL

RECOMMENDATION(S):
1) Open/Close the public hearing;
2) Determine that no subsequent environmental review is required in compliance with Section 15183 “Projects Consistent with a Community Plan or Zoning” of the CEQA Guidelines based upon the analysis in the 2030 Merced County General Plan Program Environmental Impact Report, and the CEQA Section 15162 Findings and Analysis prepared as an attachment to the Staff Report; and;
3) Approve minor subdivision application no. MS17-016 based on the findings included in the staff report and subject to the conditions of approval.

MINOR SUBDIVISION APPLICATION No. MS17-015

Bobby Cook - A request to create a 2.66 acre financial parcel from a 30.0 acre parcel. The property is located on the west side of S. Plainsburg Road, 1650 north of E. Voorhees Road in the Le Grand area, identified by Assessor Parcel Number(s) 067-150-014. The property is designated Agricultural land use in the General Plan and zoned General Agricultural (A-1). CEQA: No subsequent environmental review is required in compliance with section 15162, "Subsequent EIRs and Negative Declarations," of the CEQA guidelines. PN

RECOMMENDATION(S):

1) Open/Close the public hearing;
2) Determine that no subsequent environmental review is required in compliance with Section 15162 “Subsequent EIRs and Negative Declarations” of the CEQA Guidelines based upon the analysis in the 2030 Merced County General Plan Program Environmental Impact Report, and the CEQA Section 15162 Findings and Analysis prepared as an attachment to the Staff Report; and;
3) Approve Minor Subdivision Application No. MS17-015 based on the project findings and subject to the conditions of approval presented in the Staff Report.
