MINOR SUBDIVISION APPLICATION MS17-011

Gino Pedretti – A request todivide a 99 acre parcel into 2 parcels resulting in parcel sizes of: Parcel 1 = 20 acres and a Remainder Parcel = 79.94 acres. The project site is located on the west side of Orchard Way between Lincoln Road and Roosevelt Road in the El Nido area, identified by Assessor Parcel Numbers (APNs) 075-030-010. The property is designated as Agricultural in the General Plan and zoned General Agricultural (A-1). CEQA: No subsequent environmental review required in compliance with CEQA guidelines §15162. PN

RECOMMENDATION(S):
1) Open/Close the public hearing.
2) Determine that no subsequent environmental review is required in compliance
with Section 15162 “Subsequent EIRs and Negative Declarations” of the CEQA
Guidelines based upon the analysis in the 2030 Merced County General Plan
Program Environmental Impact Report, and the CEQA Section 15162 Findings
and Analysis prepared as an attachment to the Staff Report; and,
3) Approve Minor Subdivision Application No. MS17-011 based on the findings
included in the staff report and subject to the conditions of approval.

MINOR SUBDIVISION APPLICATION MS17-009

Ronald Pometta – A request to divide a79.4 acre parcel into 2 parcels, resulting in parcel sizes of: Parcel 1 = 21.5 acres and Parcel 2 = 57.9 acres. The project site is located on the west side of South Whitworth Road, approximately 0.25 miles south of West Snyder Road in the Gustine area, identified as Assessor's Parcel No. (APN) 069-290-017. The property is designated as Agricultural in the General Plan and zoned General Agricultural (A-1). CEQA: No subsequent environmental review required in compliance with CEQA guidelines §15162. RF

RECOMMENDATION(S):
1) Open/close public hearing;
2) Determine that no subsequent environmental review is required in compliance
with Section 15162 “Subsequent EIRs and Negative Declarations” of the CEQA
